Home maintenance tasks are few people’s idea of a good time, but tending to them at the appropriate times is vital to making sure your home stands for as long as possible. Here is a brief list of some of the maintenance tasks you need to get in the habit of doing now – before it is too late.

Damage Checks

The walls, windows, and foundation of your home are all more vulnerable to the elements than they seem to the naked eye. Over time, gaps in walls, cracks in windows, and other forms of damage can add up, and suddenly your home has leaks that turn into costly repairs. To help defray this, get in the habit of home checks, where you walk the exterior looking for any signs of damage. Finding and caulking a crack early on can keep it from spreading and turning into an expensive bill with a contractor. As an added bonus, your attention to keeping your home sealed will help keep the electric and gas bills down.

Sprinkler Checks

Lawn sprinklers, while important to keeping your lawn lush and attractive, can be fragile things. During the course of the year, natural hazards like rocks and human concerns like playing children can damage, dirty, or even destroy your sprinklers. This is especially a problem if you have a programmable system that you simply turn on or off by season. Running the system and observing it after a long period of inactivity should be a top priority when you are getting ready for the seasonal change.

HVAC Maintenance

Your heating, ventilating, and air conditioning (or HVAC) system is one of your less obtrusive appliances; if it is functioning properly, you’ll hardly notice it at all. But HVAC systems require maintenance as well. Some simple tasks, like swapping out a furnace filter regularly, can be done by someone with basic home maintenance skills, the kind any homeowner needs to have. Others, like a regularly scheduled checkup to clean the ducts and find anything that is starting to break down, need to be done by a trained professional.

Pest Control

Pest control is an icky subject, but it is also something that you cannot afford to neglect. If you are seeing bugs or vermin in or around your home, odds are that there are many more creatures that you cannot see. Pests bring a lot of dangers and inconveniences with them. Some spread disease, others damage property. All bring down the value of your property and make your everyday life grosser. If you are having issues with creepy crawlies of any variety, you can try home solutions like sprays or traps, but most of the time, you’d  be better served by biting the bullet and bringing in a pest control expert to make sure the job gets done.

Falling into the rhythm of home repair and preventative maintenance is a part of becoming a homeowner. If you tend to it diligently, you can make your most expensive possession last longer and stay comfortable for a long time.
